Our services will include:

• Reviewing the title to your property
• Obtaining information from your current lender
• Dealing with the requirements of your new lender including searches (if requirements)
• Providing a comprehensive report on your mortgage
• Preparing all legal documents and ensuring that they are correctly executed
• Providing a comprehensive completion statement for your approval
• Obtaining the mortgage monies from your new lender
• Redeeming your old mortgages (if any)
• Providing you with all title deeds and/or other documents not required by your lender

Our legal fees for a remortgage start at £400.00 plus VAT and scale depending upon the value of the property and the amount you are remortgaging for. As well as our legal fees, you will also be responsible for paying all disbursements incurred in connection with the remortgage. The usual disbursements are as follows: 

• HM Land Registry registration fee from £20.00, rising depending upon the value of the remortgage
• Electronic money transfer fee of £30.00 plus VAT (to redeem your existing mortgage)
• Bankruptcy Search Fee £2.00 plus VAT per name
• Official Search of Whole Fee £3.00 plus VAT per title number
• ID check fee of £7.50 plus VAT (20%)

The legal fees quoted above assume that:

• It is a standard transaction and no unforeseen matters arise, such as a defect in the title
• Is a standard freehold title registered with Title Absolute
• The transaction is concluded in a timely manner with no unforeseen complications
• All parties are cooperative and there is no unreasonable delay
• No indemnity policies are required
