From 1st June 2008 a Home Information Pack (HIP) is compulsory when you market your house for sale At present a property can be marketed if the pack has been commissioned. After 1st June marketing with an incomplete Pack can only take place if documents have been requested and it is expected they will become available within 28 days of the start of marketing. This exemption only applies to: i) Searches ii) Leasehold and commonhold information iii) Evidence of title (for unregistered properties only) It will be against the law to market the property without a Home Energy Performance Certificate and you will be obliged to provide a sale statement, index and copies of registered titles.
